| §92.019 Late fees | Fee must be in the lease and can't be charged until rent is unpaid 2 full days. Safe harbor: 12% of monthly rent (4 units or fewer) or 10% (more than 4 units). |
| §92.0081 Lockouts | Lockouts only if the lease allows, with a posted notice telling the tenant where to get a key. |
| §92.103/.104 Security deposits | Refund or itemized deductions within 30 days after move-out. |
| §92.3515 Tenant selection | Written selection criteria provided with every application. |
| §92.153/.156 Security devices | Locks rekeyed within 7 days after a tenant turnover. |
| §92.258 Smoke alarms | Tested at move-in; tenants may request testing. |
| §24.005 Notice to vacate | Proper written notice before any eviction filing. |
| Fair Housing | The same criteria for every applicant. |
